Mogoditshane Land Shortage Crisis

The above is the number of people on the Mogoditshane plot application list currently awaiting allocation, most having applied as far back as 1994.

 

The Mogoditshane Sub-Land Board faces the challenge of filling this backlog and has frozen new applications until a solution has been found.

 

Allocation has been slow due to a very simple reason- UNAVAILABILITY OF LAND, coupled with resistance by applicants to apply to other areas of the country.

The Land Board is in desperate need to acquire thousands upon thousands of empty hectares of land (Masimo) on which to equip with vital services (water ,sewerage and electricity) and then later allocate plots to the One Hundred and Forty thousand applicants previously mentioned, along with future applicants.

The Solution

To combat this crisis, the Mogoditshane Land Board started (in 2019) to ENCOURAGE owners of masimo around the Mogoditshane area to surrender their fields in return for compensation-in-kind. This includes villages such as Mmopane, Metsimotlhabe, Gabane, Tloaneng, Mokolodi and indeed Mogoditshane itself. A boundary line was mapped around these villages to identify which fields are surrendable to the Land Board.

 

In return for the ploughing fields being given back to the Land Board, owners would be compensated with residential plots. For each hectare surrendered, the owner is awarded with 4 (Four) residential plots.

 

The way it works is simple;

 

  • You buy a hectare of land for P250,000.

​

  • You surrender it to Land Board and are compensated with 4 residential plots, each measuring around 800 Sqm and EACH worth around P 300,000.

​

  • Bear in mind that a hectare of land is 10,000 sqm metres.

​

  • So the Land Board takes 10,000 sqm from you and only gives back around 3,200 sqm, but at a higher value.

​

  • This means the Land Board retains more from what you gave them, while the monetary value of what you get in return is also QUADRUPLED. Both parties win, simple!

While the policy was created to benefit ordinary Batswana, it was abused by a few bad actors—including Land Board insiders—who fast-tracked their own applications, took the best plots, and exploited the system.

 

Once discovered, the policy was paused for over 4 years while investigations took place. Unfortunately, this delayed compensation for honest landowners who had followed the rules.

 

The good news? That’s behind us now. The Land Board has recently confirmed the policy’s resumption since July  2025, are our attorneys continue to go before the Board and claim compensation for dozens upon dozens of our clients, all with great results. P 250, 000 buys you the following: a 1-hectare subdivision in a SURRENDERED Tshimo hectare, legal agreements between you and the title holder as well as ALL services with our lawyers including powers-of attoneys and regurlar check-ups and sitting before the Board.

 

For your safety and peace of mind, our process is undertaken by qualified attorneys from recognized law firms. We do not operate under tree shades and take no chances with your money.

 

The Land Board WILL NOT allocate you plots within the Tshimo you buy, but instead in a good part of Mogoditshane (or surrounding) which has been serviced with water, electricity and sometimes sewerage. The plots usually range in size from 750 SQM and can go up to 1050 SQM.

It is additionally important to know that you're welcome to use these parcels of land while awaiting your own compensation. We ourselves use some of ours for various farming activities, recreational use, parking trucks and equipment etc.

​

As with most real esate transactions, you are not required to pay the whole P 250,000 when signing the Sale Agreement. Most of our sellers usually insist on around 80 to 85 % of the purchase price as deposit, with the balance paid upon a Land Board Resolution Letter being issued in your favour. 

 

Please note, we do not hold a monopoly on these surrendered hectares. It is an official policy by the Kweneng Land Board in which many other Batswana took part, which means hundreds of such hectares do exist outside of our ownership.

 

It is also worth mentioning that we are not real estate agents and do not sell such hectares on behalf of any individual or entity. As said, we own the properties and sell some of the hectares we’ve surrendered over the years, for reasons stated above.
